Contest Brief

We have recently purchased 800 square meters of land by the beach in Playa Remanso, Nicaragua.

This competition is for the best design concept for the property.

All of the below information is integral and relevant, however ultimately it will be the creative / intelligent design that will be the winner. Any submission could win.

We would like to build three separate 1-bedroom Villas on this lot, together with 3 car spaces and a small caretakers lodging.

The area is subject to occasional earthquakes, strong winds for up to 3 months of the year as well as a very wet and very dry season.

The design should incorporate the following aspects:

- Low cost and simple construction

- Ecologically sustainable to build and to run

- Natural feel to blend into the surrounding environment

- Each of the villas must have uninterrupted ocean views

- There must be an element of luxury in each villa (ie. Splash pool / water feature/ wall piece specific to each villa – we are open to ideas)

- Each villa must have privacy from the street and other guests / caretakers on the property

- There must be good noise control between the villas

- Indoor / outdoor living spaces must be maximized through use of natural temperature control techniques

- An AC will be required in each villa, however the power that is uses and the space it is required to cool must be kept to an absolute minimum

- How we excavate the land is a major component of this design. Ground stability / earthquakes / uneven terrain and water run off must be accounted for intelligently

- The villas must be secure

- There must be a backup generator / battery pack

- There must be as much water storage as possible

- Please provide a written description of the reasoning behind the design

- GPS is 11°13'09.5"N 85°50'47.4"W

- The build would ideally be staged to 1 villa/car park at a time, without the rest of the lot looking like a construction site (this is not mandatory)
