Estate Auction Website

I need a single user (professional estate company) auction site for live auctions. Anyone should be able to register to bid, but only admin can list auctions. Admin should have the ability to create an auction page for a particular client which will have multiple auctions / lots on it so that everything being sold in one estate may be viewed together, but bid on separately. Similar to [login to view URL] and http://hibid.com. Must generate final report once a client's auction ends. Must have REAL TIME LIVE BIDDING showing the current price without refreshing the entire page. Must be easy to install, easy to backup, and implement payment using Square. Must include Square fee in final client report passing the fee to the client. Must auto calculate 20% of the total of the lots in the estate as fee to estate auction company. User Management: Track who has placed bids. Track when bids are made. Run ‘winning bidders’ reports. Delete bids. IP address will be traced where the bids are placed. Ban errant bidders from taking part in auctions. Verify user’s name and addresses. Track when users register on the site. Email Alerts: Emails alerts to bidders covering the following instances: Confirmation bids have been placed. When they have been outbid. Confirmation of auto bids. Bidding remains below reserve. Registration Confirmation. Admin may be copied on all of these emails. Search Tools: Lots can be searched on a site-wide basis. Users can filter using the categories available in the navigation. Lots can be searched filtered by category. Content Management: Featured auctions– highlight a particular overall sale to the bidders. Upload PDF documents, videos, photos, docx or any other type of file onto your site and have it display correctly. Categories– lots and news can be categorized into sections. Tagging– lots and news can be tagged using keywords. All of this and anything else that seems reasonable to include in this type of site.
