Architect - Modern Design

We want the renderings (visual), (various) and plans. We have a house that we want to put a top level onto the current house and change the shape of the roof to a modern style (new trusses). Modern style garage on the side, and two box style (modern) front extensions (quite small), just extending the lounge by a few metres and the kitchen by metre, with a front outdoor area. Fairly easy project in a sense, however we need a modern clean design (creative) but taking into account we have a limited budget and want to create the vision within a reasonable budget, so that needs to be thought about in the design, something that can be built within budget. So starting with some ideas (renderings). We then need plans that we can submit to a builder and also submit to Council. We have the current house plan to make things easier. We can supply photos. Effectively we have a single level home which is pretty much a rectangle, so we want to place a smaller rectangle on top. Change the roof. Top level will have a bedroom, wall in robe, en-suite, upper level office area, coming out onto the deck, the bedroom will also have the front upper level deck to walk out onto. So not a lot upstairs. We have the idea of what we want, just need the artistic flair and technical expertise and knowledge (advice/ideas) to create the vision, need someone with the skills to turn this into the required drawing(s) and plan(s) for the Carpenter (builder), roofer etc and for submission to the local Council. Next to the main single level home we also need a garage, same as the house with same roof, nothing special in terms of design just matching the modern design of the rest of the house. Need the drawing for Council and builder.
