I need a DBASE in FILEMAKER to enable manage PROPERTIES.
1a) Property Details: in this module we do input full details of the properties. Like : (name of property) (details) (type of property whether it is EMPTY LAND, VILLA, or BUILDING, or OTHERS). In this module we must be able to insert also PROPERTY PHOTOS and PROPERTY DOCUMENTS (PDF, WORD, PHOTO..etc.).
1b) If property was a building we need to be able to define the FLATS or SHOPS in that BUILDINGS too. For example, for SHOP1: area 50m2, 2xShuuters. FLAT2: area 75m2, 2BEDROOMS, NO BALCONY, 1xPARKING
2) Tenants Module: Full tenants details, photo, ID, and should have a place to save (PDF/JPEG/.ect).
3) Rent Income Module:
4a) Expenses Module:
Here we record all the expenses , we must specify the expense paid by TENANT or LANDLORD A/C. Also, expense CATEGORY should be defined, like "CABLE TV", 'POOL MAINTENANCE"
4b) Electricity & Water (EWA) EXPENSE Module:
NOTE: each property have 1xWater and 1xElectricity Meter and 1xMunicipality Charge Indicator. So we need to enable this info for each Property.
5) Reporting module: tenant payments, expenses for BUILDING, expenses for FLATS..etc.
6) USER LON-IN with CREDINTIONAL should be present
each entry should be tagged with the user name and date time of entry
7) RENT RECEIPT GENERATION: enable to do rent receipt with selecting the PERIOD
8) LEASE GENERATION:
we have a template for LEASE we need to generate and assign to a tenant
