I came across your job post for the Bookkeeper job and I believe my 3 years work experience as a Virtual Bookkeeper for a Property Management Company based in Las Vegas Nevada trained me for this job.
My tasks include (but is not limited) to the following:
• Process and generate monthly Rental Owners Statements.
• Audit and send Rental Owner Statements for the month.
• Pay rental owners with their monthly net proceeds.
• Process connection request for utility services for gas, water, electricity, trash & sewer.
• Process and record utility bill payments for gas, water, electricity, sewer & trash consumption.
• Create & process repair invoices for the month (i.e. queue bills for payment, update corresponding task in buildium, enter charge in tenant ledgers, send notification emails to tenants)
• Prepare and process payment of quarterly Real Property tax for rental owners.
• Audit tenant ledgers for prepayments, late fees, reversed payment charges, repair invoices.
• Queue monthly management fee checks.
• Queue monthly income and repair payment checks.
• Request transfer for monthly income.
• Prepare EOY Rental Owner Statements and reconcile with 1099 data.
• Train direct subordinates on property management accounting/bookkeeping processes.
