You are welcome to suggest the best format for providing this solution. It could be a script running on our local PC. It could be hosted on a server somewhere. It doesn't matter, as long as it works and could be operated by someone with little technical skills.

The idea is to have the program input several hundred homes in an area (perhaps by subdivision name or by zip code) and to determine the qualifying homes for our direct mail marketing.

This project will use property and personal information that is freely available on public internet sites such as our County Property Appraisers website, County Comptroller website, and Zillow.

You would have a great amount of flexibility in designing the solution, however it is important to do the following:

STEP 1: COMPILE A LIST OF QUALIFYING PROPERTIES.

1.) Determine the current value of each property.

2.) Determine the amount of all mortgages owed against the property from the County Comptroller website.

3.) Determine the resulting amount of equity (using 1 & 2)

4.) For Homes that meet certain criteria (ie: At least 60% equity and no sales in last 5 years or homes where the owner address is different than the property address), summarize the home information in one location (such as an excel spreadsheet or other database) and provide a csv or similar file for mailing.

STEP 2: MANAGE MAILING INFORMATION.

For each qualifying home (determined from Phase 1) we have multiple pieces of mail that we will mail out to those homeowners. They would receive a postcard to start, then they would receive a letter 4 weeks later. Then, a different postcard after another 4 weeks, etc, etc. Since new qualifying homes will be added to the list each week, we need to keep track of when and what we have mailed to each homeowner. This may as easy as having a simple field within a database, but there may be more creative and helpful solutions.
